Here are the ones that come up most often — covering what we clean, what it costs, how booking works, and how we keep your home secure. Areas We Cover

We provide domestic and commercial cleaning across Newtownabbey, Carrickfergus, Ballyclare, Larne, North Belfast, East Belfast, Antrim, Holywood & Cultra, Portrush & Portstewart, and Coleraine & Castlerock. If you are just outside one of these areas, get in touch anyway and we will let you know honestly whether we can reach you.
No. Our hourly rate is the same in every area we cover, with no mileage charge or travel surcharge added on top. What we quote is what you pay.

Our Cleaning Services

It depends on the size and condition of the property. A regular clean for a typical three-bedroom house usually takes two to three hours. One-off and deep cleans take longer because far more detail is involved. Tell us a bit about your property when you get in touch and we will give you an honest estimate of the hours needed rather than a number that sounds good and then runs over.
Yes. Consistency is one of the things our customers value most. Your cleaner gets to know your home, your preferences and how you like things done, which makes every visit quicker and better. If your regular cleaner is on holiday or unavailable, you can either have another Access NI checked cleaner cover that visit, or we can move your clean to another day so you keep the same person. It is always your choice.
Dusting all surfaces, vacuuming carpets and hard floors, mopping, thorough bathroom cleaning, kitchen cleaning and tidying living spaces. Beyond that the service is fully tailored and led entirely by you — window and blind cleaning, bed changes, or simply more time spent in one room that needs it. We do not charge extra for any of these. We charge per hour, and that flexibility is what our customers love. We bring all the products and equipment needed. We just ask that you provide a mop and bucket along with your preferred floor cleaner, as floor types vary so much from home to home.
A few things, mainly for safety and insurance reasons. We do not clean the inside of ovens. We do not clean exterior windows above ground-floor level. We do not take on builders' cleans after construction or renovation work. We cannot take on biohazard work such as mould remediation, pest waste or bodily fluids. We also will not move heavy furniture on our own, although we are very happy to clean behind and underneath it if it has been moved beforehand. If you are unsure whether something is covered, just ask before you book. We would rather tell you up front than surprise you on the day.
A one-off clean is a general house clean — hoovering, dusting, bathrooms and mopping — ideal for a single occasion such as before visitors arrive. It is not a deep clean.

A deep clean is far more detailed and needs more hours to complete. Think grout in bathroom tiles, pulling out sofas, cleaning windows and frames. It can be completely tailored to you and can cover specific rooms only, such as bathrooms and the kitchen.
Yes. End of tenancy cleaning is £28 per hour with a four-hour minimum, because it is a detailed clean designed to leave a property ready for a landlord or letting agent inspection. The property does not need to be completely empty, but the more that has been cleared out beforehand, the more thorough we can be in the hours booked. Like every booking, an end of tenancy clean is secured with a deposit, which comes off the total cost.
Yes. We clean offices, salons, surgeries, shops and other small commercial premises across all our areas at £20 per hour with a two-hour minimum. Commercial cleaning can be scheduled daily, weekly or fortnightly, Monday to Friday, and we will work around your opening hours where we can. Get in touch and we will put together a schedule and a quote for the premises.
Yes. We bring everything needed to clean your home, including a hoover and all cleaning products. The only two things we ask you to leave out are a mop and bucket and your preferred floor cleaner, because the right product really does depend on your flooring.
Absolutely. If you prefer particular brands, eco-friendly products, or something fragrance-free because of allergies, asthma, young children or pets, just leave them out and let your cleaner know. It is also worth telling us in advance if any surface in your home needs a specific product.
Bed changes are included at no extra cost within your booked hours — just leave the fresh linen out and let us know. We can also put a wash on or hang it out while we are with you. We do not offer ironing as a standalone service.

Yes. Regular domestic and commercial cleans have a two-hour minimum, one-off and deep cleans have a two-hour minimum, and end of tenancy cleans have a four-hour minimum. Minimums exist because travel and set-up time make shorter visits unworkable, and because we would rather do a job properly than rush through it.
You can pay by cash or bank transfer, whichever suits you best. Most customers settle up once the clean is finished. Every booking is secured with a deposit first, end of tenancy cleans included. The deposit comes off the total cost of your clean.
Yes, always free and with no obligation. Tell us the property size, the rooms you want covered and how often you would like us, and we will come back with the hours we think it needs and what that will cost. There is no pressure and no hard sell.

Booking, Contracts & Cancellations

No. We do not tie you into a contract. We hope you will never want to stop, but if you do, you are free to at any point.
You can book online through the Book Now section, which shows real-time slot availability. You can also message us on WhatsApp, or fill in the contact form on our home page with the days and times that suit you and we will come back to you. Once we have a slot secured for you, we will send a deposit link to confirm it.
For regular cleaning we usually have availability within one to two weeks. One-off and deep cleans can often be sooner depending on the diary. End of tenancy cleans are worth booking as soon as you have your moving date, as those slots go quickly at the end of the month.
Weekend appointments are available for one-off cleans, deep cleans and end of tenancy cleans, subject to availability. Regular domestic and commercial cleaning runs Monday to Friday, which is how we are able to hold the same slot and the same cleaner for you every week.
The deposit holds your slot and comes off the total cost of your clean. Because holding a slot means turning other work away, deposits are non-refundable and non-transferable. This applies to every type of booking, including end of tenancy cleans.
Life happens and we will always try to move things around for you. We ask for at least 48 hours' notice where possible so the slot can be offered to someone else. Cancellations made inside that window may still be charged, and any deposit already paid cannot be refunded or moved to a new date.
That is entirely up to you. Plenty of our customers are at work and leave a key, a key safe code or alarm instructions, while others prefer to be in. Whichever you choose, we agree access arrangements with you before the first visit. Any keys held are stored securely and are never labelled with your address.

Insurance, Security & Peace of Mind

Yes. MM Cleaning NI is fully insured, including public liability cover, so you are protected in the unlikely event that something is damaged while we are working in your home or premises. Proof of insurance is available on request — just ask.
Yes. Every cleaner working with MM Cleaning NI is Access NI checked before taking on any bookings. Letting someone into your home is a big deal, and we only work with people we would be happy to send to our own family. You will always know who is coming to you.
Tell us. If something has been missed, get in touch within 24 hours of your clean and your cleaner will come back to rectify it at no extra cost. We would much rather hear about a problem and put it right than never find out about it at all.
We are. MM Cleaning NI is a family-run business, run day to day by Michelle and Mark, working across Newtownabbey, Carrickfergus, Ballyclare, Larne, Antrim, Belfast, Holywood and the north coast. You are dealing directly with the owners, not a national call centre.

Pets in the Home

Our cleaners are used to animals and patient with nervous pets. We can work around your pet's routine, clean certain rooms while they are settled in others, or find whatever arrangement works for both of you. Just tell us about them before the first visit so nobody gets a surprise.
Yes. Pet hair on floors, stairs, sofas and skirting boards is everyday work for us. If your home has a heavy-shedding dog or cat, it is worth mentioning when you book so we can allow enough time to do it justice.

Emergency & Specialist Cleans

Where we can, yes. If you need urgent cleaning before guests arrive, after a party, or at short notice for a viewing, message us on WhatsApp and we will tell you straight away whether we can fit you in.
No, this is not a service we offer. Builders' cleans are a specialist job — fine construction dust settles into every surface and needs specialist equipment and several passes to shift properly. If the work is fully finished and the dust and debris have already been cleared, we are happy to quote for a deep clean to get the space back to normal.
Yes. Changeover cleans for holiday lets and short-term rentals are something we cover, and they are especially popular along the north coast in Portrush, Portstewart, Coleraine and Castlerock. We can work to a tight changeover window between guests and include bed changes as part of the visit. Get in touch with your typical turnaround times and we will see what we can build around them.
